What is the difference between hardwood floor refinishing and restoration?
Hardwood floor refinishing is a more in-depth process that takes multiple days and involves fully stripping the floor finish and re-applying it. Meanwhile, wood flooring restoration can be completed in a day and addresses the majority of cosmetic repairs that arise from different issues, such as dulling, scuffs and scratches. Both options will add value to your home, but decision on which to choose comes down to timing, budget and your level of comfort with the process.
How long does hardwood flooring refinishing take?
In most residential homes it will take 3-7 days to complete a hardwood floor sand and finish project. The timelines could vary, depending on the size and condition of the floor and the type of finish that you choose. A water-based finish will generally take less time than an oil-based finish.
Can you match the new hardwood flooring to an old floor?
Clients often ask to match a new hardwood floor to an old floor. This is dependant on if the wood is the same species and cut of lumber. It also depends on how much sun/light damage is on the old wood floors as the sun can drastically change the colour of the floor over time. Taking that into consideration, we can install a new hardwood floor and very closely match it to the old floor.
What is the cost of hardwood floor refinishing?
For the most accurate quote it is best to see the hardwood floor in person before making an estimate as the cost of refinishing or restoration is dependant on a few different things:
  1. The condition of the floor i.e. are there any scratches, scuffs or marks, etc.
  2. The square footage – Most contractors will quote a price per square foot. The price per square foot will be adjusted according to size, condition, finish and configuration.
  3. The type of finish – There are many finishes to choose from and the prices vary with type and brand.
  4. The configuration of the floor. For example, is it an open room or are there many corners? How many closets, if any? Are there stairs? This will increase the price per square foot.
Will there be a lot of dust?
Yes, sanding wood floors will always create dust. However, today we use modern equipment and vacuums to drastically minimize the dust that can occur. In most cases when the job is complete there is very little dust residue.
Will there be fumes?

There are usually some smells associated with the types of finish being used on your hardwood flooring. Some finishes create more vapours than others. Also some people are more sensitive than others to these fumes.

Most finishes have a VOC (Volatile Organic Compound) rating of grams per litre. The following are the 6 most commonly used finishes:

Will I need to move my furniture?
We recommend that appliances and furniture be removed before the hardwood flooring project is started. Due to vibrations from the equipment used it is also recommended to remove nic-nacs and all breakables from shelving in the area.
Can I stay at home during the project?
We recommend scheduling a hardwood floor sand and finish job while you are away, although some clients are at home while the project is being completed. If you will be at home while the work is in process, there are a few things to consider. For example, noise, dust fumes (some people are more sensitive to the vapours of finishing a hardwood floor) and whether or not you will need to walk on the floors. Once the floors have been started you will not be able to walk on them for a minimum of 24 hours after the job is complete (the lighter the better). Generally up to 2-3 days before you can move your furniture back in and up to 3-4 weeks before laying rugs or using cleaning products on the floor as it can take this long to cure even though it appears dry.
